1. Don't try to sit things out

2. Fix it up and clean it up
You only have 1 chance to make a first impression. Don't spend lots of money on home improvements. Just make sure everything is in good working order. Put a fresh coat of paint and dress it up a little. Declutter the home because no buyer wants to see a house filled with other people's things. They need to visualize the home with their furniture in it to get the feel.
3. Price it cheaply
Forget what you think the house should be worth or what it was worth 3 years ago. That's not what it's worth today. Smart buyers will be looking for bargins. Set your price below comparable nearby properties. Beat your neighbors price by just coming under their price enough to attract buyers.
4. Hire a top real estate agent
These days you need the best most aggressive selling agent you can find not the cheapest. Don't rely on your friend or family member that happens to have a real estate license. Interview agents and ask them to come up with a marketing plan to sell your house. You can even make it more appealing by offering a bonus if they can sell your house within 30 days.
5. Promote
Although having an aggressive real estate agent is important, you will want to also promote your home as much as possible to get even more interested buyers. Create a buzz. Have the house listed regularly in classified ads, leading real estate websites (such as Trulia, Zillow, Cyberhomes, Eppraisal, and Realtor.com), eBay, Craiglist, and church bulletins.
6. Play the banker
If you have no mortgage you have to pay off, your strongest selling point might be your ability to finance all or a substantial part of a buyer's purchase. You'll need a real estate lawyer to make sure everything is done to protect you, and you'll need an accountant to set up a payment system. Worst case? Your borrower defaults and you take the property back and Sell It Again.
7. Take the offer
If any qualified buyer comes in with a reasonable offer, be prepared to accept it. You don't want to lose the deal by trying to squeeze a few more dollars in. Negotiate, but recognize the buyer has A Lot more options than just your house.
